Homeownership Maintenance Tasks You Don't Want To Neglect

No matter the age of your home, as soon as you become a homeowner, there are specific tasks you need to complete to keep areas of your home in good condition and avoid preventable problems and damage. A small water leak from a plumbing line in an interior wall of your home, for example, can lead to a large area of water damage and mold and mildew growth. Here are some important home maintenance tasks that you should be sure to complete on a regular basis.

Roof Cleaning and Repair

One of the largest protection barriers on your home is its roof, and it should be given proper attention and repairs when necessary. An interior home leak can and should be prevented with an annual roof inspection, regular cleaning, and replacing of damaged roofing materials.

Your home's roof can be a collection point for twigs and leaves of nearby trees. Leaves and twigs left on your roof will promote moisture collection to the site, which can lead to your shingle becoming saturated. Moisture within your shingles will cause them to break down and decompose in addition to mold and mildew growth on your roof.

When you find a great deal of leaves and twigs have collected on your roof, remove them yourself with your garden hose and a sprayer nozzle, or hire a professional roofing company to clean your roof. As they treat your roof with a special cleaner and gentle water pressure to remove any mold and mildew growth, they can also inspect for any moisture damage or broken and missing shingles that can lead to interior moisture leaks. Once found, your professional roofer will be able to replace the damaged roofing materials or replace your entire roof when it is necessary.

Attic Inspections

Your home's attic may be out of sight and out of mind, but its importance to your home's energy efficiency and your roof's health should not be out of your mind. Your attic space needs to have an appropriate layer of insulation and be sealed properly to prevent energy from leaking from your living space into its space.

Heat leaking into your home during the winter can lead to heat loss out your roof and also cause ice dam formation on your roof. Ice dam accumulation can cause lifting, peeling, and premature damage to your shingles and roofing underlayers, resulting in your needing a new roof sooner.

Inspect your attic for any areas where heat may be entering the space from below. You may also want to hire an insulation specialist to add sufficient insulation in your attic and seal up gaps around electrical wiring, ventilation, and around your chimney. You can use a spray foam insulation to block any gaps by yourself. You can also have additional attic vents installed in your roof's soffits, gables, and eaves to help circulate cool air through your attic.
