Chronic Leaks: When It's Time To Replace Your Roof

At some point as a homeowner, you are going to have to think about a new roof installation. When you have an asphalt shingle roof, the life expectancy of your roof is about twenty years. When the material used is copper, slate or tile, the roof could last 50 years or more, but not without the need for repairs. No matter what material your roof is made out of, chronic leaks indicate a systemic problem that will need to be addressed. Whether installation is poor or the materials are defective, a roof that leaks will need to be replaced if the problem can't be solved.

When Your Roof Is New

Any roof less than five years old could be considered a new roof. If your roof is leaking, the problem isn't likely to be wear and tear on your roof. In a five year period, even asphalt shingles are not going to deteriorate excessively. If your roof leaks, this is probably due to a poor installation of the roofing materials. In addition, there could be damage to your roof that you aren't aware about. Damage can be caused no matter how old your roof is if a storm is bad enough. A new roof does not guarantee that you won't have leaks.

When Shingles Are Cracking

One of the sure signs that an asphalt roof is deteriorating is that the shingles will start to crack. You might see shingles curled up or faded, or you might even find pieces of shingle on the ground. Asphalt shingles last roughly 20 years, but this can be reduced if the shingles are exposed to harsh weather or direct sunlight all the time. While a few shingles can be replaced, shingles that are curling throughout your roof indicate that you need a new roof installation to protect your home.

Chronic Leaks Throughout Your Roof

You might discover that your roof leaks periodically. When leaks are found, they can be repaired. If every time it rains you discover a new leak, this shows that you need to have a new roof installed. While one leak can be fixed for now, leaks throughout your roof are a clear sign that the roof needs to be replaced.
